We are very pleased to announce the approval of a Special Use Permit for an addition and renovation project in Arlington, VA. This single family project will convert an existing 1 1/2 story Cape Cod into a full two story home that will also include significant attic storage space.
In this early conceptual rendering, the design reflects a growing trend in the neighborhood of creating the look and style of a craftsman home. The use of color, texture and trim elements add a depth of style and character so often missing from new construction. The addition will utilize the existing footprint of the house. Only 78 square feet of new area will be added. With a little reorganization of the first floor, particularly at the heavily used Entry off the Kitchen, the functionality and openness of the first floor has been greatly improved.
The second floor gives the owners everything the house lacked before: A Master Bedroom Suite with private Bath and a huge Walk in Closet. The children will each have their own rooms that still allow for connection when they want to hang out together. One of the best features which the Zoning Board commented on specifically is the Homework area at the top of the stairs. This room is being built over the existing Screen Porch and the new Entry area. It will have windows on three side and skylights with a vaulted ceiling. It will be light and airy and a great space for everyone in the family to be to get some work done.
Many thanks to Mr. Burnette and the Zoning staff of Arlington County for all of their assistance in getting the project through this process. And of course, a special thanks to my clients for all their patience.
